What is FIMP?

San Francisco’s Façade Inspection and Maintenance Program (FIMP) is a mandatory safety ordinance. It requires buildings five stories or taller to undergo periodic exterior inspections by a licensed professional to identify structural deterioration, unsafe conditions, and hidden water intrusion.

Initial inspection deadlines are phased based on your building's original construction year, with mandatory re-inspections required every ten years. These detailed assessments must evaluate exterior walls, balconies, fire escapes, and architectural elements to ensure they pose no falling hazard to the public.

To safely access and repair your building, our team utilizes specialized equipment, including swing stages, bosun chairs, and rope access systems. We begin the repair process by thoroughly hammer-sounding the concrete to identify any unsound, cracked, delaminated, or spalled material.

Because our experience has taught us that "the devil is in the details," we provide the high-quality installation necessary to guarantee the repair will perform as promised. Our technicians safely remove fractured material , properly treat exposed rebar with anti-corrosion coatings , and rebuild the concrete to match the building's existing architectural profiles and textures. To complete the restoration, we replace failed joint sealants and apply high-performance elastomeric coatings to ensure your building envelope is fully protected.

Aesthetic Restoration & Waterproofing

Façade repairs do more than just ensure structural compliance, they can often provide an opportunity to enhance your building’s appearance while reinforcing its defense against the elements.

The project highlighted here began when a neighboring building was demolished. The new replacement structure was built shorter and further back from the street, suddenly exposing an unfinished corner and a bare concrete wall missing its architectural paneling. This left our client with an unsightly exterior and a high-risk vulnerability for water intrusion.

Rain Defense rectified these newly exposed areas with precise waterproofing and structural refinishing. We fully sealed the vulnerable corners and rebuilt the missing paneling to seamlessly blend with the existing architecture. After our work was completed, the structure and finishes appeared completely cohesive, as if they were designed and built at exactly the same time.
